What does a reserve study tell you?
A reserve study tells you whether an HOA has saved enough to fund the major repairs and replacements its buildings will need over the next 30 years. It outputs two numbers that matter most: percent funded (current reserves divided by the ideal reserve balance) and the recommended annual contribution. Per Community Associations Institute convention, 70%+ percent funded is well-funded and under 30% is weak.
Those two numbers are inputs 1 and 3 of The GoverningDocs 5-Number HOA Health Check. Percent funded under 30% is the weak band. A reserve contribution rate under 10% of annual budgeted income falls below Fannie Mae's pre-2027 floor per LL-2026-03 page 3 (the threshold rises to 15% effective for loan applications dated on or after January 4, 2027). Either failure puts conventional financing at risk and signals that a special assessment is more likely than not.
